A Total Property Solution — From Acquisition to Long-Term Management

Supported housing providers face a dual challenge that never goes away. The first is finding suitable, compliant properties — in the right location, to the right standard, at the right time — without diverting valuable resources away from frontline service delivery. The second is managing those properties over the long term: maintaining standards, responding to repairs, managing compliance, and ensuring the accommodation remains fit for purpose year after year.

Limecroft Property Solutions provides a complete answer to both challenges. We source, fund, develop, and then manage properties on your behalf — acting as your long-term landlord partner for the entire life of the lease. You focus on the people you support; we take full responsibility for the property, from the day we acquire it to the day the lease ends.

What We Offer Our Partners

A complete, end-to-end property solution — not just a development service. We take responsibility for every stage of the property lifecycle: identifying and acquiring the right property, securing the funding, managing the full refurbishment to the standards required for specialist supported housing, and then acting as your long-term landlord throughout the lease. From the first site visit to the final day of the tenancy, Limecroft is your single point of accountability for the property.

Our partners receive a professionally managed, long-term lease on a property built specifically around their operational requirements — and the ongoing assurance of a responsive, professional landlord who understands the supported housing sector. There are no surprises, no delays, and no compromise on quality or compliance, at any stage.

Turnkey Delivery

We manage the entire process from acquisition to handover. You receive a completed, compliant property with no project management burden on your team.

Built to Your Brief

Every property is sourced and developed to your precise specification — location, room count, layout, amenity standards, and fire safety requirements.

Long-Term Landlord Commitment

We are not a developer who hands over and walks away. Our model is built on long-term lease relationships. We remain your landlord throughout the tenancy — managing maintenance, compliance renewals, and property standards for the full lease term.

Partner-Level Accountability

Every project is personally managed by our founding partners, both of whom are Chartered Institute of Building members with decades of senior industry experience.

Compliance Guaranteed

Our background in Tier 1 construction means compliance with HMO licensing, fire safety, and amenity standards is not an afterthought — it is built into our process from day one.

Unmatched Delivery Experience

Our key differentiator is the professional construction and development experience of our leadership team. We are not typical property investors — we are seasoned construction and development professionals from the UK's leading firms. This background provides our partners with an unparalleled level of delivery certainty, commercial rigour, and compliance management that is simply not available from other operators in this space.

A Simple, Four-Step Partnership

Our workflow is designed to be transparent, professional, and efficient. It minimises the time commitment required from your team while ensuring that every property we deliver is a perfect fit for your operational needs. The process begins with you — your requirements define everything that follows.

1

Define: Requirement Capture

We meet with your team to complete a detailed brief, capturing your precise requirements for location, property size, layout, tenant cohort, and any specific spatial or amenity standards. This brief becomes the specification that drives every subsequent decision.

2

Source: Professional Acquisition

Limecroft activates its multi-channel sourcing network to identify a suitable property that meets the agreed specification. We target off-market and below-market-value opportunities to maximise the quality of the finished asset within a commercially viable budget.

3

Develop: Turnkey Refurbishment

We fund and manage the entire acquisition and refurbishment process. Our experienced team ensures all works are completed to the highest standard and are fully compliant with all HMO licensing, fire safety, and local authority requirements. You are involved at key milestones but carry none of the project management burden.

4

Manage: Long-Term Landlord Partnership

Handover is not the end — it is the beginning of the long-term relationship. We remain your landlord for the full lease term, providing responsive maintenance, managing compliance renewals (HMO licence, fire safety certification, gas and electrical safety), and ensuring the property continues to meet the standards required by your commissioners and regulators. You have a single point of contact for every property matter, for the life of the lease.

Our Commitment to You

We understand that for a supported housing provider, the property is not just a building — it is a safe space for some of the most vulnerable people in our communities. We take that responsibility seriously. Every property we develop is built to a standard that we would be proud to show to any regulator, commissioner, or inspection team. And because we remain your landlord throughout the lease, we have a direct, long-term stake in maintaining that standard — not just at handover, but every year.

We are committed to building a long-term partnership based on mutual trust, shared values, and a genuine desire to help you deliver better outcomes for the people you support. Our success depends entirely on yours.
